Downsize don't downgrade
Friday, October 7, 2011

Property owners, whose families have flown the nest, are being told by a local property expert to ‘downsize’ not ‘downgrade’.

Laura Shortland, a director of Shortland Horne – which has offices in the city centre, Earlsdon and Walsgrave, says homeowners can release capital in their property without compromising on the quality of their home.

And with a national study revealing that 4.7 million homeowners are looking to downsize over the next five years, she believes the trend is set to continue.

She said: “Downsizing is a great opportunity for home owners to free up money to spend on holidays and leisure.

“Often when children leave the family home and find themselves a property of their own, people look to sell and move to a smaller, more manageable property.

“But a reduction in size does not mean a reduction in standards of living – in fact, it can often mean an improvement to quality of life.

“Money cashed in from the sale of the larger property can be set aside for that ‘rainy day’, a holiday of a lifetime or invested in helping the children or grandchildren set up a home for themselves.”

Shortland Horne is reporting a significant increase in ‘downsizers’ and this is reflected in the properties it currently has on sale.

The company has several properties available ideal for the downsizer market and can offer advice and support to make the move as simple as possible.

At Carlton Gardens – a collection of apartments based in Earlsdon – there is a two-bedroom, first floor home on the market at £169,950.

Located in a sought-after area and the property features a good sized lounge with a balcony overlooking communal gardens.

At Lealholme Court, also in Earlsdon, there is a two-bedroom apartment available, benefiting from a fully-fitted kitchen and with easy access to Earlsdon High Street which offers great local amenities.

Currently on the market at £154,950. There is also a two-bedroom apartment at Aylesdene Court Retirement Village, which is located in Earlsdon.

It is available at £107,950 with a good-sized living room and bedrooms, as well as offering a range of communal activities with other local residents.

“Its no surprise that ‘downsizing’ is becoming more and more popular when properties such as these are available” added Laura.

“They are all very good homes perfectly suited to those wishing to downsize, located near local amenities and each offer their very own features and facilities.”
