Why isn’t my house selling?

Posted: 26/08/2026

In 2026, it takes, on average, between four and eight weeks to secure an offer on a home in the UK, followed by another eight to 12 weeks to complete the sale. While some homes sell quickly, others can stay on the market for much longer.

If your home’s been listed for a while without much interest, it can be easy to assume it’s just the market. In reality, several things could be putting buyers off, many of which are within your control. Here are five changes that could help your property attract more interest.

1. Your asking price isn’t in line with the market

Setting the right asking price is one of the biggest factors in securing a sale. Price your home too high, and buyers may overlook it in favour of similar properties that offer better value. Even if they book a viewing, an unrealistic price can discourage them from making an offer.

Review recent sales in your local area to help you determine a realistic asking price that is more likely to generate interest and encourage stronger offers.

2. Your home isn’t making the best first impression

Buyers often form an opinion within minutes of arriving, so the presentation of your home matters. You don’t need to renovate, but a few simple improvements can make a real difference. Declutter, give your home a thorough clean, touch up paintwork and tidy the front garden.

Bright, well-presented spaces make it easier for buyers to picture themselves living there and can help sell your house.

3. Your online listing isn’t standing out

Most buyers begin their property search online, so your listing needs to make them stop scrolling. Professional photographs, an engaging description and accurate information all help generate more enquiries.

Make sure your home’s best features are highlighted and every important room is shown. An experienced estate agent will know how to market your property to the right audience.

4. You’re not flexible with viewings

Every viewing is an opportunity to impress a potential buyer, so it’s worth making the process as easy as possible. Offer a range of viewing times, including evenings and weekends, where you can. Keeping your home tidy also means you’re ready if someone wants to visit at short notice.

The easier it is to arrange a viewing, the more opportunities you’ll have to secure an offer.

5. You’re not acting on viewer feedback

Viewer feedback can be difficult to hear, but it can also help you understand why your home isn’t selling. If several buyers raise the same concerns, whether that’s the asking price, décor or storage, it’s worth paying attention.

You may not be able to address every comment, but making changes where you can could make your property more appealing to future buyers.
